The work

A calm look at the house, then the water.

Cove & Keel inspects lake houses and other homes around Lake Cumberland, from Somerset out through Pulaski, Wayne, Russell, Clinton, and McCreary counties. The report is plain about what we saw, with photos, and it is ready in 24 hours.

  • Kentucky licensed home inspector. License HI-0000 (demo).
  • Report with photos in 24 hours.
  • Crawl spaces, decks, and walkout basements every time.
  • Radon, septic, well, and dock add-ons.

I · The house

Decks, crawl spaces, and the rest of the house.

We walk the house with you when you want to be there. Rail posts, siding, the crawl space, and a walkout basement are part of every inspection, not extras.

II · The dock

Floats, decking, the walkway, and the cables.

We say what we see on the dock. Only the U.S. Army Corps of Engineers can confirm a dock permit, and a permit does not transfer automatically. Ask your agent to check it.

III · Well and septic

Water and waste, checked before you close.

If the house is on a well or a septic system, we can test flow, sample the water, or run a dye test. You will know the result before you buy.

Septic dye test

Dye shows whether wastewater is reaching the yard or the lake. It is a condition check, not a permit review.

Well flow and water test

Flow tells you whether the well keeps up. A water test looks at what is in the sample. They are separate add-ons.

Questions

FAQ

How long does it take?

Most homes take 2 to 4 hours. A larger lake house, or one with several add-ons, can run longer. That range is a demo.

Should I be there?

You do not have to stay the whole time. Come for the last half hour so we can walk the findings together.

Do you check the dock permit?

No. We inspect the dock’s condition: floats, decking, the walkway, and the cables. Only the U.S. Army Corps of Engineers can confirm the permit, and it does not transfer automatically. Ask your agent to check it.

Do you walk the roof?

We inspect the roof from the ground and with binoculars. We do not walk it. This is a demo note.

When do I get the report?

You get the report, with photos, within 24 hours.
